How the scale works

Three things decide the fee.

The scale prices every job on where the land is, who owns it and what type of survey is needed.

01 Location

Where the land is

Every Local Government Area in Rivers State sits in one of four categories. The categories reflect the value of land, so urban, semi-urban and rural land are priced differently.

Special Category: Special Areas
Obio/Akpor, Port Harcourt City
Category A: Prime Areas
Akuku-Toru, Asari-Toru, Bonny, Degema, Eleme, Emohua, Etche, Ikwerre, Okrika, Oyigbo
Category B: Medium Areas
Ahoada East, Khana, Ogba/Egbema/Ndoni, Ogu/Bolo, Omuma, Tai
Category C: General Areas
Abua/Odual, Ahoada West, Andoni, Gokana, Opobo/Nkoro
02 Ownership

Who owns it

Private property is land whose title carries the direct name(s) of the owner(s).

Corporate property is land whose title carries the name of a company, enterprise, club, church or mosque.

Corporate rates are higher than private rates in every table of the scale.

03 Type of survey

What kind of survey

Property surveys, layout (subdivision) surveys, as-built and detail surveys, land in dispute, claims and the re-establishment of beacons each have their own charge.

Change of title, re-validation of a plan, statements on oath and court attendance are priced separately, and you can add them as extras in the estimator.

Why a final quotation can be higher than the estimate.

The scale sets recommended minimums. Surveyors work out their fees from the factors on the right, so a job with difficult access or heavy logistics can come in above the minimum.

  1. The location of the property, which determines its value.
  2. The type of survey required, such as perimeter, as-built, claims or dispute.
  3. Professional and personnel cost, equipment, the time expected and the expertise required.
  4. Logistics and materials for the job: beacons, cement, nails and plan production materials.
  5. Statutory payments to the government through the Office of the Surveyor General of the state.
